Job SummaryDO NO APPLY IF YOU DO NOT HAVE TRAILER EXPERIENCEJikelele RMR Trailers is looking for an experienced and reliable Welder Fabricator to join our trailer manufacturing and repair workshop. The successful candidate will be involved in the fabrication, repair and finishing of light commercial trailers and related equipment.Key Responsibilities• CO₂ welding on mild steel components
• Cutting steel using a cutting torch and other cutting equipment
• Fabrication and assembly of trailer structures
• Grinding, drilling and general steel finishing
• Spray painting and surface preparation
• Use of hand tools and workshop machinery
• Repair and maintenance of trailers and components
• Ensuring quality workmanship and safety standards are metMinimum Requirements• Minimum of 5 years experience in welding or boilermaking
• Proven experience in fabrication, grinding, cutting and general workshop duties
• Experience in the trailer manufacturing or maintenance industry will be an advantage
• Sound technical knowledge of trailers will be an advantage
• Own toolbox is compulsory
• Grade 12 Matric
• Computer literate
• Valid driver’s license is compulsory
• Must be fluent in English and Afrikaans

Key Responsibilitie:
Maintenance Operations: Schedule and perform routine, preventive, and emergency repairs on building systems.
Vendor Management: Supervise external contractors and service providers for specialized maintenance.
Supervision: Hire, train, and manage onsite maintenance staff, such as cleaners or technicians.
Compliance & Safety: Ensure all work meets local, state, and federal safety standards and health regulations.
Administration: Manage maintenance budgets, inventory for parts, and record-keeping for repairs.
Tenant Support: Address tenant maintenance requests and complaints promptly.
Job Requirements
Experience: 3-5 years in property maintenance or similar role.
Skills: Strong technical knowledge of building systems, project management, and leadership skills.
Education: technical certifications or a degree in facility management is preferred.
Tools: Proficient in Microsoft Office.

Operational Leadership: Manage day-to-day operations of multiple properties, visiting sites regularly to ensure quality standards.
Financial Performance: Prepare annual budgets, monitor expenditures, analyze performance metrics, and maximize profitability.
Tenant & Vendor Relations: Address tenant inquiries, resolve disputes, and maintain positive relationships. Coordinate with contractors and service vendors for repairs.
Leasing & Marketing: Oversee leasing strategies, marketing, and advertising to ensure high occupancy levels.
Compliance & Safety: Ensure all properties comply with local, state, and federal laws, regulations, and safety codes.
Team Management: Supervise and evaluate on-site staff, providing training and guidance to ensure consistent service.
3–5 years of experience in property management, with previous experience overseeing multiple sites.
In-depth knowledge of property management software.
Strong understanding of financial reporting, budgeting, and legal compliance.
Excellent leadership, interpersonal, and communication skills.
