This 63 ha thoroughbred horse farm is situated approximately 12 km from Robertson, close to the R62, in one of the many picturesque valleys that abound in the Langeberg region. Being close to two of the major stud farms in the country, it is a short drive to some of the best stallions. Panoramic views over Sandberg, lower hills and the majestic Langeberg, add to the beauty of the farm. The top-end of the farm, surrounding the large storage dam, is still unspoilt level renosterveldt of approximately 15 ha. Should the need arise to have this arable land developed too, approval from Environmental Affairs will be required. For now, one can look forward to spring when this veldt boasts spectacular displays of bright pink, yellow and orange flowers and succulents in bloom. Here one can take long walks with the family dogs, and also horse ride year-round. To the north, the property borders on an immensely beautiful nature reserve that offers surprise sightings of wildlife. Game-fencing separates the nature reserve from the property, while antelope droppings and tracks at the two dams are proof of nocturnal visits from the small game.12 ha of cultivated land are divided into 6 grassed paddocks that are irrigated via underground, pop-op sprayers. 10 ha of dry paddocks have electric tape-fencing between wooden poles. All the paddocks are equipped with auto-filled water points. In 2022, following two years of crop rotation, 3.5 ha was seeded again with lucerne. These fields yield approximately 450 bales per cut, up to 6 cuts per annum. These too, are irrigated by an underground irrigation system.3.6 ha of well-established Shiraz vineyards, under drip irrigation, produce approximately 12 tonnes of grapes per annum. A top-rated winery near Bonnievale has an annually renewable partnership agreement to produce and store the wine, bottled under a special label for personal use and sales. Currently 6,000 bottles are produced per annum.Water is supplied from the Breede River, the registered rights being 10 ha, as part of a shared scheme totalling 50 ha. A large, jointly-owned pump is normally used for pumping to the separation point. The farm owns the pump set up at the separation point, as well as a smaller pump for own use at the river. An Eskom line supplies 3 Phase electricity from two transformers. The farm house is modern, with an open-plan, double-volume living area and kitchen. An office/third bedroom upstairs overlooks the nature reserve and the Langeberg mountains. Two bedrooms and two bathrooms (one en-suite), a full-length deep verandah and double garage with access to the scullery, enhance this architect-designed home. Four sets of French doors lead to the verandah. Farm infrastructure is set out neatly in a well-organized space. These include a block of 8 wooden stables with chromadek roof, and two sheds for storing lucerne and implements. A single brick building includes the vet room with crush; tack room; large foaling stable...Property Reference #: CL443Agent Details:Margaret LouwAgrisell PTY Ltd9A Kerk StreetPiketberg7320

This magnificent farm is situated near McGregor, and approximately 20 km from Robertson. It consists of five title deeds, totalling approximately 1300 ha. Plans have been submitted for having the five portions redivided, so four smaller portions of between 60 ha and 90 ha will be up for grabs by city-dwellers who want a retreat into the countryside. The Riviersonderend mountains form a stunning backdrop, while the veldt continually displays beautiful indigenous plants, no matter the season. A large mountain catchment area supplies ample water for irrigation on the larger portion, and water for domestic purposes to the other four.Access to the four smaller portions will be private and independent of each other. The farm currently has 23 ha of vineyards with cultivars such as Chardonnay 4.98 ha, Chenin Blanc 6.16 ha, Sauvignon Blanc 1.6 ha, Merlot 5.2 ha, Pinotage 2.1 ha and Petit Verdot 2.9 ha. All grapes are delivered to McGregor Cellar, nearby.Peach trees are on 3 ha. 7 ha of Apricots, 2 ha of which were planted in 2022, complete the orchards. Vegetables such as baby marrows and butternuts are also planted seasonally and sold at Boland Market in Epping. Rotation cover crops such as oats are planted for hay or grazing.Due to the location against the mountain ranges, the farm has ample available water that is stored in 5 dams, one of which is new. Three boreholes yield water of very good quality at 9000 litres/hour (equipped with solar pump), 37 000 liters /hour, and 45 000 liters/hour, respectively. Water test results are available.40 ha is presently arable and planted land. The farm has excellent potential for expansion on an additional 40 ha of arable area.Irrigation is done by drip - or micro irrigation. The present stored water available is sufficient to expand plantings to about 60 ha, and with minor expansions to the dams, it might be possible to expand even more. Land that was previously used but overgrown by veld, can be developed and the soils are typical of the arable land in the area, with good production potential for crops such as citrus and blueberries, or more vineyards and fruit orchards, depending on sufficient water being available. The farm has its own boutique wine cellar and wine is bottled under its own label. This can be developed further into a bigger brand. Shares in McGregor Cellar, as well as the boutique wine trademark, are included in the sale.A large four-bedroom homestead takes centre-stage with its cool garden, swimming pool, well-kept wooden floors, spacious rooms, various seating areas, deep veranda, and modern kitchen. A second three-bedroom house and a third house, recently built, complete the accommodation. All houses are occupied by the family and could be turned into top-class guest accommodation by future owners. Two sheds provide room for a cellar and storage for vehicles and implements. A well-established, popular privately-owned school on the farm property is rented to the government....Property Reference #: CL592Agent Details:Thys BassonAgrisell PTY Ltd9A Kerk StreetPiketberg7320

A rugged Riviersonderend backdrop + 1000ha of open Boland countryside + three no-nonsense cottages = healthy soulfood for the urban weary. Tucked into the picturesque Robertson Valley, about 32km south of the town, Vredenhof’s recently renovated worker cottages make for a respectable group- or families-with-pooches escape. The cottages are set on a gentle slope, about 50m apart. They are basic, yet perfectly adequate units: clean, comfortable and equipped, including linen and towels. Common to the triplets is an equipped kitchen, dining and living area, a loo, shower, and Dover stove to stave off the winter chill. Each has two bedrooms (double and twin), a covered voorstoep with built-in braai and soothing vistas across farmland and mountain, and a hot outdoor shower for a scrub under the stars. While endless mugs of moerkoffie and sizzling chops on the braai will keep the bulk of us sedentary types cemented to the stoep, theres certainly enough to do. A worthwhile and easy stroll takes one up the gorgeous kloof near the cottages; there’s a farm dam where the kids can frolic and fish; informal mountain bike routes, long walks and wine farms are in plentiful supply; the night skies and general tranquillity are second to none; and Robertson, with its healthy spread of restaurants, coffee shops, wide streets and various other low-key attractions, is 32km up the road. An easy-going and uncomplicated getaway that will tick a bunch of boxes for many a Budget weekender.FurnishedProperty Reference #: 1850307Nearby Places/Vicinity:http://www.safarinow.com/go/vredenhofcottagesrobertson/Agent Details:www.safarinow.com153 Main roadMuizenberg7945
