This house is ideal for a family with
two or three children and/or (a) grandparent(s) or for a couple/family that
wants to work from home but still wants to separate the work from the living
space.
HOUSE:
The 3-bedroom house offers old-world
charm with wooden floors throughout and shutters on the windows. All bedrooms
have built-in cupboards. There is also a linen cabinet in the corridor and
generally more than enough storage for all your possessions. One bathroom
offers a toilet and bath; the other bathroom comes with a toilet and shower.
The kitchen has a small “walk-in”
pantry, an eye-level oven, stove and double sink and space for a dishwasher.
The scullery can host a washing machine and a double-door fridge or freezer.
The courtyard features an outside
toilet for the gardener and a washing line for clothes to dry.
One side of the double garage is
extra-long providing space for a small workshop area/motorcycles/equipment,
etc.
The large open-plan dining and living
area has an anthracite fireplace and opens up to a lapa and undercover braai
area with cupboards for your all your braai and outdoor equipment.
The lapa overlooks a fenced-off pool
leading into the landscaped garden, which can be irrigated with water from the
borehole. There is also a koi pond which adds to the serenity of the tree-lined
garden. Dogs or other pets are welcome after approval. The tenant will be
responsible for the maintenance of the pool and garden.
GRANNYFLAT:
A very nice feature of the house is the
granny flat, which can either be treated as a separate, self-contained unit or
be incorporated into the house thereby making the house bigger by adding a
fourth bedroom. Besides having its own outside entrance, it also has a separate
vehicle entrance and undercover parking.
The granny flat has its own bathroom
with a shower and space for a washing machine and a small kitchen. There is a
large, air-conditioned living area and a bedroom with built-in cupboards, which
could be used as a study if the granny flat is made part of the house rather
than being used as a flatlet.
RENT:
The house and granny flat can be rented
for R17000/month.
WATER AND ELECTRICITY:
From historic data: between R3000-R4000
(depending on usage).
LEASE TERM:
24 months with two-month mutual
cancelation thereafter.
DEPOSIT:
One month’s rent and one month’s water
and electricity.
AVAILABILITY:
The house is to rent from February 2026
(possibly 1 or 2 weeks earlier).
NOTE:
The owner stays in another flat on the
same property and manages the rental agreement (no extra cost to tenant as a
result of no commission to an agent). The owner uses a separate gate to enter
the property, and privacy should be of no concern due to the layout of the
building and the large size (1500m2) of the erf. Having the owner on the same
property also improves the security. Speaking of security, the entire property
is fenced off with an electric fence.
