Property Maintenance Manager for New DevelopmentsLeading property investment company is looking for a Maintenance Manager who is hands-on, energetic and experienced and who has a construction background. The Maintenance Manager will bear the overall accountability for the maintenance division in a busy and fast-paced property investment firm.Responsibility:Duties and responsibilities include:Managing the daily activities of maintenance staff members.Ensuring all staff are properly trained in their respective positions and are being optimized.3 monthly performance reviews with all staff.Weekly catch-up meetings with staff to ensure all processes are running smoothly.Keep an inventory of all stock.Ensure all exit inspections are received and attended to for Cape Town and Pretoria within the allocated timeframe given according to the rental housing act (RHA).Ensure all day-to-day maintenance is attended to within a 24-to-48-hour turnaround time and that feedback is given to all parties involved.Ensure that the interim property inspectors are being optimized and all inspections are being attended to timeously.Liaise with owners, management & rental agents regarding maintenance issues.Liaising with Portfolio office regarding any issues arising for their info and action.Sourcing affordable contractors i.e., electricians / plumbers / painters etc. Nationally.Discussions with contractors regarding unsatisfactory work (where applicable) and once a week a general check-in session.Hold staff accountable for closing off maintenance tickets they are working on.If a consistent problem arises on a development, then advise Senior management immediately.If a staff member cannot solve a difficult problem on a ticket, then it is your responsibility to attend to this and guide the staff member through this so that they know what to do next time.Requirements:MatricDiploma or tertiary qualification in maintenance or construction would be beneficial4 – 10 years’ experience in similar role.Construction background.Strong administration and multi-tasking skillsStrong communication skills with staff under your management as well as colleagues, investors, tenants, developers – you must be a problem solverYou must be a people’s person and be able to handle conflict in a very mature and good-natured manner – Don’t blame the person – find the solutionDriver’s license and reliable vehicleStable Wi-Fi connection at home and home office set up.Email your CV + Picture to wendyjobs@wcp.co.za*NOTE: due to the high volume of applications, if you are not contacted within 2 weeks, please consider your application unsuccessful.Salary: RMarket RelatedJob Reference #: WW-MaintManConsultant Name: West Coast Personnel
