Location: Willingdon Mansions, 494 Anton Lembede (Smith) Street. Right next to Durdoc Hospital, near Steers and Debonairs. The entrance is through the gate on the right side of the Luck at Home Curtain Shop (opposite Supabets).

Cost & Deposit:

Monthly Rent (includes water & electricity): R600, R660, R710, R820, or R1100 per person.

Deposit: R300 or R500 (required to secure your room).

Available Rooms:

For Females:

R600: Share with 4-9 people (4th & 5th floor).

R660: Share with 4, 6, or 9 people (4th floor).

R710: Share with 3, 6, or 11 people (1st floor).

R820: Share with 2 or 3 people (1st, 4th, or 5th floor).

For Males:

R600: Share with 4-11 people (3rd or 6th floor).

R820: Share with 2 people (3rd or 6th floor).

A nicer option (Females only):

R1100: Share with 6 people on the 1st floor. This upgraded flat has a granite kitchen, porcelain tiles, and an inside bathroom. A R500 deposit is required.

What’s Provided:

A bed is provided for you.

For R600-R820 rooms: Water is on the ground floor.

For the R1100 room: Water is inside the flat.

Please Note: You cannot bring your own furniture.

Important Rules:

Keep it clean: You must keep your room tidy and make your bed daily. A cleaning roster is used for shared areas. If you are not a clean person, this is not the place for you.

No damage: The cost of any damage will be deducted from your deposit.

No drinking or smoking.

No visitors allowed.

Bring your own bedding: You need to bring a bedsheet and blanket.

Moving Out?

You must give a signed 30-day notice. For example, if you give notice in July, you pay rent for August and move out at the end of August. If you don't do this, you will lose your deposit—no exceptions.

Once you leave a flat, you must leave the entire building.

Paying Rent:

Rent is due strictly by the 1st of every month, even if you moved in mid-month. No exceptions.

Payment is by bank transfer only. Do not pay rent to security or anyone else.

Rent is pre-paid or you will be forced to leave.

A R10 fee is charged for cash deposits at the bank.

You must join the building's WhatsApp group for communication.

Viewing is by appointment only. We do not send pictures.

Why We Don't Send Pictures:

We require viewings because photos don't show the true feeling of a room. People often pay out of desperation without seeing a place, then move out after one month after they find something else. This costs us rental income. You need to stand in the room to know if it’s right for you. Some people love our accommodation, and others don't—a picture won’t help you decide.
