MCGREGOR: IRRIGATION FARM – FIVE TITLE DEEDS - POCKETS OF VELDT FOR CITY-DWELLERS

This magnificent farm is situated near McGregor, and approximately 20 km from Robertson. It consists of five title deeds, totalling approximately 1300 ha.

Plans have been submitted for having the five portions redivided, so four smaller portions of between 60 ha and 90 ha will be up for grabs by city-dwellers who want a retreat into the countryside.

The Riviersonderend mountains form a stunning backdrop, while the veldt continually displays beautiful indigenous plants, no matter the season. A large mountain catchment area supplies ample water for irrigation on the larger portion, and water for domestic purposes to the other four.

Access to the four smaller portions will be private and independent of each other.

The farm currently has 23 ha of vineyards with cultivars such as Chardonnay 4.98 ha, Chenin Blanc 6.16 ha, Sauvignon Blanc 1.6 ha, Merlot 5.2 ha, Pinotage 2.1 ha and Petit Verdot 2.9 ha. All grapes are delivered to McGregor Cellar, nearby.
Peach trees are on 3 ha. 7 ha of Apricots, 2 ha of which were planted in 2022, complete the orchards. Vegetables such as baby marrows and butternuts are also planted seasonally and sold at Boland Market in Epping. Rotation cover crops such as oats are planted for hay or grazing.

Due to the location against the mountain ranges, the farm has ample available water that is stored in 5 dams, one of which is new. Three boreholes yield water of very good quality at 9000 litres/hour (equipped with solar pump), 37 000 liters /hour, and 45 000 liters/hour, respectively. Water test results are available.
40 ha is presently arable and planted land. The farm has excellent potential for expansion on an additional 40 ha of arable area.
Irrigation is done by drip - or micro irrigation. The present stored water available is sufficient to expand plantings to about 60 ha, and with minor expansions to the dams, it might be possible to expand even more. Land that was previously used but overgrown by veld, can be developed and the soils are typical of the arable land in the area, with good production potential for crops such as citrus and blueberries, or more vineyards and fruit orchards, depending on sufficient water being available.

The farm has its own boutique wine cellar and wine is bottled under its own label. This can be developed further into a bigger brand. Shares in McGregor Cellar, as well as the boutique wine trademark, are included in the sale.

A large four-bedroom homestead takes centre-stage with its cool garden, swimming pool, well-kept wooden floors, spacious rooms, various seating areas, deep veranda, and modern kitchen. A second three-bedroom house and a third house, recently built, complete the accommodation. All houses are occupied by the family and could be turned into top-class guest accommodation by future owners.

Two sheds provide room for a cellar and storage for vehicles and implements. A well-established, popular privately-owned school on the farm property is rented to the government.
