Description
Job purpose of Building Maintenance Manager is to handle maintenance of facilities and equipment, including preventive maintenance and urgent repair needs. The successful candidate will also be responsible for the supervision staff members in housekeeping, maintenance and grounds keeping, as well as providing counsel to management regarding facility issues. The Building Maintenance Manager has on-call responsibility to respond to off-hours facility emergencies. * Develops and implements computerised preventive maintenance schedules. * Keeps building plans and blueprints filed in proper order. * Maintains orders and picks up the appropriate supplies needed for repairs and renovations and janitorial work. * Requests, assembles and analyses contract bids. Submits bids and recommendations to Director for action. * Recruit and lead team of repairing team including plumbers, carpenters etc.   * Responds to emergency requests for facility and equipment repairs. * Maintains and repairs the building. * Makes sure tools and equipment are properly organised and stored. * Tracks facility work projects both unfinished and completed. * Tracks facility repair and utility costs with spreadsheets and graphs. * Evaluates and submits cost reduction ideas. * Oversees contractor repairs as needed. * Maintains proper records. * Maintains repair records and prepares related reports. * Creates project time lines and researches expected costs. * Performs equipment and facility repairs as needed. * Oversees and participates in painting, remodelling, and building repairs. * Maintains a property list of tools and equipment. * Daily, weekly & monthly reporting. Degree/ Diploma in Civil / Electrical Engineering. * 6 – 8 years of experience in building management. * Skills in carpentry, plumbing, electrical, building and equipment maintenance. * Troubleshooting skills. * Ability to work in a fast-changing environment and be flexible. * Good people management skills with the ability to influence and motivate others. * Punctuality. * Honesty & Integrity towards work. * Adaptability to culture. * Exhibits sense of responsibility. * Openness to learn and adapt to new challenges. * Exhibits clarity of thought. * Listens to others points of view. * Creates trusting & harmonious relationships. * Ability to communicate with all levels of people from management to the very junior staff. * Strong presentation and communication skills. * Ability to adhere to and ensure adherence to rules, policy and procedure. * Self-disciplined. * Detail-orientated. * Logical and methodical.   Negotiable Degree/ Diploma in Civil / Electrical Engineering. * 6 – 8 years of experience in building management. * Skills in carpentry, plumbing, electrical, building and equipment maintenance. * Troubleshooting skills. * Ability to work in a fast-changing environment and be flexible. * Good people management sk
